There is no sales price limit, seller can pay all closing costs and pre-paids. A USDA mortgage loan might be right for you if you want to purchase a home with no down payment and low monthly mortgage insurance.
Conventional
A conventional mortgage allows you to be flexible. There are loans with financing terms of 10,15,20,25 and 30 years. Fixed rates, no prepayment penalties. Adjustable rates with fixed rates for 1,3,5,7 or 10 years.
VA

203K – Rehab Program

MCC
The MCC program gives a credit back to you based on the mortgage interest that you pay. This credit is up to 20% of the interest paid. This program effectively lowers your interest rate by 1 ½ %. This program has generous income limits and sales price limits.
HomePath
HomePath Mortgage allows a borrower to purchase a Fannie Mae-owned property with a low down payment, flexible mortgage terms, no lender-requested appraisal and no mortgage insurance. Expanded seller contributions to closing costs are allowed.
